Construction Permits

A permit is required for almost any type of construction on a home or business whether it is for a new structure or remodeling of an existing structure: fence, deck, sidewalk, pool, garage, driveway, accessory building, satellite dish, manufactured home, demolition, new home, sign etc. If in doubt whether a permit is necessary, always contact the Building and Codes Department, (913) 667-1710 first before construction begins. The following items are needed for construction permits:

Permit Review

Although residential permits and some minor permits can generally be issued within 24 hours, commercial is different. The normal review time is 7 to 14 days. A plan review fee of 65% of the building permit fee will be charged for commercial and industrial.

Mud from Construction Sites

Mud problems often occur when grading or excavation is being performed at a construction site and most often during inclement weather. The contracting company is responsible for keeping the streets and surrounding areas free of mud and debris.

Certificate of Occupancy

Residential

A Certificate of Occupancy (CO) certifies that the building has received an approved final inspection. Under no circumstances should a residence be occupied without first obtaining an approved final inspection or temporary certificate of occupancy (TCO).

To schedule a final inspection, the Codes and Planning Department, (913) 667-1710. A separate application is not required and no fees are associated with the certificate. Once the final inspection has been approved, the CO will be mailed to the permit holder.

Manufactured (Mobile) Homes Being Moved
Into The City Of Bonner Springs, Kansas

  1. You are required to obtain a city permit for your manufactured home prior to moving the unit into Bonner Springs. The unit shall conform to current applicable codes for manufactured homes.
  2. Before the manufactured home is approved for utility services, the unit must be inspected by the City. Inspections will be conducted Monday through Friday between 8 a.m. and 5 p.m. Inspections are requested to be scheduled 2 hours in advance.

  4. Additional Requirements For Manufactured (Mobile) Homes

    1. Manufactured homes shall have a special flex style connector to the gas main. The connector can be purchased from a plumbing supply house. This connector shall be supported and in place at inspection time.
    2. In a manufactured home, the hot water heater and furnace shall be listed and identified for use in a manufactured home.

    Natural Gas Information

    1. It is necessary to obtain a plumbing permit for all work to be performed on a gas line. This permit can be obtained from the Building and Codes Department at the City Hall, 205 E. Second Street.
    2. A licensed plumber can best do the necessary repairs. They will be familiar with the plumbing codes and local regulations. This should make the job easier for you, the homeowner.
    3. An air pressure test is required for the gas piping. 10 PSI or six (6) inches of mercury for a minimum of 15 minutes. All gas piping from the meter connection to each appliance stop (shut off valve) must be pressurized. This is best performed by a plumber. The city inspector must witness this test. A 2-hour notice for inspections is required.
    4. Copper pipe or tubing is not an approved material for natural gas. If your gas line has been tagged for a leak, the copper pipe or tubing must be removed.
    5. Appliance connectors cannot pass through walls or floors. Solid pipe may pass through floors and walls.
    6. A shut off valve shall be installed for each gas appliance. It must be within three (3) feet of the appliance except clothes dryers and ranges which may be six (6) feet.
    7. Gas piping must be properly supported in accordance with the code.

      1 1/4" or larger every floor (vertical)
    9. Most water heaters, room heaters and furnaces are not approved installations in bathrooms, bedrooms or clothes closets. Options may be available to resolve this problem without moving the appliance./LI>
    10. Yesterdays solid fuel (brick) chimneys were not designed for today’s gas fired appliances, unless they have been modified by installing an approved flue liner./LI>

    General Requirements for Decks

    NOTES: The information provided includes general requirements which should be considered as part of a project to construct, repair, or , replace a deck. This should not be considered as a complete list of code requirements.

    PLANS AND PERMITS: A building permit is required to construct or replace a deck. A site plan drawn to scale showing the location of the deck and setbacks from property lines and a construction plan showing the columns, beams and joist sizes, spacing and connections is required to be submitted for review and approval with the permits application.

    INSPECTION: All excavations must be inspected prior to placement of concrete (footings or pier holes). A. separate framing ( rough-in ) inspection is required if the underfloor framing and connections cannot be easily inspected during the final inspection. A final inspection is required after all work is complete. Inspections can be requested by contacting the Codes Department at 913-667-1710 Monday through Friday 8:00 a.m. 5:00 p.m.
